The benefits of using a Broker for your mortgage planning are varied.  First, every time your credit is pulled by a bank it reduces your score.  Given your credit score is the most important factor when getting a home loan, it is counterproductive to shop around from bank to bank.

As a Broker, we are able to pull your credit 1 time and shop around for the best programs available from the 1,000's of available programs.  This allows us to find you the best rates and programs to fit your financial needs.

Second, you get wholesale rates vs. retail rates.  When you walk into a bank, you are walking into their retail establishments.  Someone has to pay for the building and employees.  The rates and fees help cover those costs.

Brokers, on the other hand, deal directly with the lender on the wholesale side.  Since Brokers bring banks many loans, we are able to use the discounted rates and fees for your loans.

Third is our ability to switch loan programs.  Each bank has a set of rigid corporate guidelines.  If your situation does not meet every single one of their guidelines, the bank can reject the loan.  This can happen on day 1 or on day 21.  If it does happen, you would be forced to start over with a new bank.
